RULES AND REGULATIONS
These
Rules and Regulations apply to a certain Rental Agreement by and between Operator
and Renter as dated below. The Rules and Regulations of the Facility have been
provided to the Renter and are incorporated to the Rental Agreement by
reference. Operator may change the Rules and Regulations at Operator’s sole
discretion with Ten (10) days notice and posting the changes on the Facility
Website or the entrance of the Facility, without regard for the term of this
Agreement, so long as the revised Rules and Regulations apply to all Renters
and are made for the appropriate and efficient operations of the Facility. Renter’s payment of monthly Rent for the next
following period constitutes acceptance of these changes.
RENTER’S PLEASE
READ:
(1)
Office hours are by appointment only
– To meet or talk with management, please call 406-314-7665.
(2) Gate hours are 6:00 a.m. to 10.00 p.m.,
seven days a week.
(3) Only one vehicle may enter the gate at a
time. Tailgating another vehicle may result in damage to your vehicle or injury
to yourself, as well as to the gate and the gate system, and is strictly
prohibited. Only Renter’s are to have or
use their assigned personal gate code.
It is strictly forbidden to share access (gate) codes with anyone.
(4) If you end up stuck at the Facility after
gate hours, you will need to contact management at (406) 314-7665 for a
resolution.
(5) No storage of food at the Facility.
(6)
No open flame of any type, such as;
camping equipment, cutting torches, kerosene lamps, candles, etc. are allowed
in the Leased Space.
(7) Remove all trash and do not put any unwanted
items in vacant, unrented, Leased Spaces or common areas. All trash must be removed, same day it
accumulates, or fines will be issued to cover time/expense to dispose of or
dump items. Fines will be calculated
based on volume, weight, and hours to clean and dispose of items.
(8) No work may be performed on any motor
vehicle on Operator’s property including no changing of oil, antifreeze or
other fluids of such vehicles.
(9) Upon vacating the Leased Space, Renter
will remove his/her lock and notify the management office.
(10) When loading or unloading Renter’s Personal
Property, Renter shall park parallel to the building to allow traffic to flow
through the aisle way. There is no
backing the vehicle straight or on an angle toward the door of the Leased Space.
(11) Operator must approve all lock cuts.
(12) No smoking at any time in the Leased Space
or at the facility.
(13) No semi-trucks on the Facility without the written permission of
Operator
(14) No loitering at the Facility.
(15) For the safety of all, no play or horseplay
is permitted at the Facility.
(16) No animals, except for service and
companion animals, are permitted on the property. All animal waste to be picked up and removed
off property or will result in a $20 fine, per occurrence.
(17) No consumption of alcohol at the Facility
or in the Leased Space.
(18) Speed limit is 10 mph or lower, when
anywhere on the property.
(19) No storage or use of lithium batteries
is prohibited at all time.
(20) No solar panels.
(21) No use of gas powered generators at the
property.
